Design Process

Initial Consultation - The first step is to contact us to ensure we’re a good fit for your project in terms of location and budget. Once this has been established, we’ll set an appointment to meet in your home to discuss your ideas for the project. It’s vital all homeowners be present, so we can hear everyone’s thoughts and expectations about what the finished space should look and feel like. We’ll exchange ideas about how we can achieve the overall vision for your project. We’ll also discuss a suitable price range for your project. After this meeting, an estimated budget on materials and design fee will be presented.


Estimate - Our second meeting will be scheduled via zoom or phone. In this meeting we will discuss the details of the estimated budget on materials only, your selected contractor will provide a separate estimate to you for the labor. It is important to discuss any questions or concerns regarding your project at this time. Once your confident LMP is the right one to assist in your project, we will need to collect a 5% deposit of the estimated budget to start the design process. 


Design and Planning Phase - Each project is different, some projects require detailed and extensive drawings which increase the design fee and some projects do not require this. Examples of a project that would require such drawings are full Kitchen or bath remodel, whereas cosmetic updates to your existing layout would not require such detailed drawings.

Once the design plans and/or design concept is established we will meet you again to select materials. 


Final Numbers and Contract Phase - Once all materials are selected we will present you with a revised estimate to approve. Once the revised estimate is approved we will move forward with the contract phase. The design contract will include invoice of itemized materials selected, drawings. It is important for us to present a clear and concise contract that reflects your project’s plan and communicate the expectations of both parties.
