Design and Build

Initial Consultation

The first step is to contact us to ensure we’re a good fit for your project in terms of location and budget. Once this has been established, we’ll set an appointment to meet in your home to discuss your ideas for the project. It’s vital all homeowners be present, so we can hear everyone’s thoughts and expectations about what the finished space should look and feel like. We’ll exchange ideas about how we can achieve the overall vision for your project. We’ll also discuss a suitable price range for your project. After this meeting, an estimated budget on materials and labor will be presented. 

 

Estimate

Our second meeting will be scheduled via zoom or phone. In this meeting we will discuss the details of the estimated budget on materials and labor. It is important to discuss any questions or concerns regarding your project at this time. Once you’re confident LMP is the right choice to execute your project we will need a 5% deposit of the estimated budget to start the design process and to get your project on the schedule.

Design and Planning Phase

Each project is different, some projects require detailed and extensive drawings which increase the design fee and some projects do not require this. Examples of a project that would require such drawings are full Kitchen or bath remodel, whereas cosmetic updates to your existing layout would not require such detailed drawings. Once the design plans and/or design concept is established we will meet with you again to select materials.  We will also schedule and meet the subcontractor on site to go over the design plan and overall scope of the project.

Final Numbers and Contract

Once all materials are selected and the subcontractor has provided actual numbers we will present you with a revised estimate to approve.  Once the revised estimate is approved we will move forward with the contract phase.  The design and remodeling contract will include invoice of itemized materials selected, drawings, timeline and scope of work.  It is important for us to present a clear and concise contract that reflects your project’s plan and communicate the expectations of both parties. 

Post Constructions &

1 Year Warranty

Just because your home is finished doesn’t mean your relationship is over with LMP. All work comes with a 1 year warranty to ensure all craftsmanship is sufficient. We have confidence in the quality of our work, so you can rest assured we’ll be available to ensure your continued satisfaction with your new custom remodeled home.
